The short answer

Two kinds of published number. The roof decides which one applies.

Roof waterproofing in Singapore costs about S$15 to S$60 per m² for the membrane on a prepared roof: S$15 to S$30 for a basic liquid coating, S$25 to S$60 for a higher-performance liquid membrane and S$30 to S$60 or more for torch-on, according to one Singapore waterproofing contractor's guide updated in September 2026. All-in rates that Singapore contractors published in 2026 run from S$6 to S$22 per sq ft, from an acrylic coating to torch-on, and a landed flat roof comes to about S$4,000 to S$15,000 as a whole job, up to S$25,000 where a failed membrane is stripped and the repairs are heavy. These are published market ranges, checked on 6 November 2026, not Rayson quotations. An applicator in the Rayson network quotes a roof after it has been seen, with repairs, details and membrane as separate lines.

01 / ACRYLIC · CEMENTITIOUS

Coatings: the economical end

A one-part acrylic or a cementitious coat, rolled onto a roof that drains. Published all-in rates in 2026: S$6 to S$10 per sq ft for acrylic and S$6 to S$12 for cementitious; S$15 to S$30 per m² for the basic liquid coating itself. Working life 5 to 8 years for cementitious. Not for roofs where water stands or people walk.

SealForce AC10, the acrylic
02 / LIQUID PU · POLYUREA

Liquid membranes: the exposed-roof workhorse

One seamless film that follows every outlet, upstand and pipe. Published: S$25 to S$60 per m² for a higher-performance liquid membrane, S$8 to S$15 per sq ft all-in for PU. Liquid PU is given 8 to 15 years; aliphatic polyurea is claimed at 20 or more. Rayson's polyurea, SealForce RC40, is walkable, takes ponding water and goes over a sound old membrane.

SealForce RC40, the polyurea
03 / TORCH-ON

Torch-on membrane: large, open roofs

Bituminous sheet welded down with a flame: the right system on a big, open roof with few details that will be screeded or ballasted. Published: S$30 to S$60 or more per m², S$10 to S$22 per sq ft all-in; 10 to 25 years. Hot works, so less suited to an occupied building or a roof dense with plant. Not a Rayson product; the applicator says so when a roof wants it.

Membrane types compared
04 / REPAIR · STRIP · RE-ROOF

Repair, strip and redo, or re-roof

A local patch or a single leak: S$150 to S$800. A major membrane replacement: S$2,000 to S$8,000. Stripping a failed system first adds S$3 to S$6 per sq ft. Replacing the roof itself is a different job: S$8,000 to S$30,000 (SingSaver, December 2025). Repair when the breach is local and the membrane around it is sound.

Award records from the Ministry of Finance's "Government Procurement via GeBIZ" dataset on data.gov.sg, covering April 2021 to March 2026, queried on 6 November 2026. Tender titles carry no areas, so these show the size of an institutional roof job, not a rate.

Market indications, not Rayson quotations. The guides differ in what they include, GST, access, preparation and detailing among them, and no quotation is honest until the roof has been seen. Per-m² figures describe the membrane on a prepared, open roof; per-sq-ft figures are all-in prices for small roofs, which is why S$15 per m² and S$15 per sq ft are both in print. On 100 m², which is 1,076 sq ft, S$6 to S$22 per sq ft works out to about S$6,500 to S$23,700, in line with the S$5,000 to S$25,000 whole-job range in the same survey.

Repair or redo

Four routes, four budgets. The membrane you have decides.

  1. 01
    Local repair

The breach is local: one crack, one outlet, one lap; the membrane around it is sound. Published at S$150 to S$800; PU injection at S$300 to S$1,200 per job.

  2. 02
    Overcoat

The old membrane is sound, bonded and compatible; failed patches are cut out and repaired first. Priced at the membrane rate, without the stripping line.

  3. 03
    Strip and re-membrane

The membrane is debonded, waterlogged or leaking in many places. The membrane rate, plus S$3 to S$6 per sq ft for stripping, plus repairs and falls.

  4. 04
    Re-roof

The roof covering itself has reached the end of its life: tiles, sheets or structure. S$8,000 to S$30,000 (SingSaver, December 2025), a different job from waterproofing.

What moves the price

Why two quotations for the same roof differ.

Area is the smallest part of the answer. These four decide most of the difference, and each should be visible as a line in the quotation.

01 / THE EXISTING ROOF

The old membrane, the repairs, the falls

Stripping a failed membrane, drying and repairing the slab and rebuilding the falls so water reaches the outlets can equal or exceed the new system, and cannot be priced without seeing the roof. Published stripping rate: S$3 to S$6 per sq ft.

Where roofs leak
02 / THE DETAILS

Outlets, upstands, penetrations and plinths

Details take the time, carry the risk and decide whether the system works. A roof dense with them commonly costs a multiple of an open deck of the same area. When a quotation looks too cheap, the detailing is usually what went missing.

Why roof waterproofing fails
03 / ACCESS AND HEIGHT

Scaffold, rope access and a building in use

A tall or steep roof needs scaffold, a lift or rope access. In public tenders the access method alone can make the title: waterproofing at the top of a high-rise structure "involving specialised access" was awarded at S$928,500 in 2021.

Industrial and metal roofs
04 / SYSTEM AND THICKNESS

The system class and how much goes on

A higher class buys thickness, speed, elasticity and service life. Within one system, two coats and three coats with fleece differ by half again in material. A quotation that states kilograms per square metre can be compared with another.

Eight lines a quotation must show
Before you compare quotations

Eight lines a roof quotation must spell out.

  1. 01
    The system and its thickness

Product name, number of coats, and consumption in kg/m² or film thickness (SealForce RC40: 1 to 1.2 kg/m² over two layers).

  2. 02
    Preparation and stripping

Cleaning, grinding or stripping of the old membrane, as its own line with a rate.

  3. 03
    Repairs

Cracks, spalls and hollow screed: the method, and how extra quantities are priced.

  4. 04
    Details, counted

Each outlet, upstand, parapet, penetration and plinth, and the reinforcement used at each.

  5. 05
    Falls and ponding

Whether the falls are corrected so that water reaches the outlets, and how.

  6. 06
    Access

Scaffold, lift or rope access, hoisting, and protection of the areas below.

  7. 07
    The water test

A ponding test where the roof allows it: how long it is held and who witnesses it.

  8. 08
    Two warranties and the programme

The workmanship warranty in years and the material warranty (SealForce polyurea membranes: five years against manufacturing defects), days on site and the weather allowance.

Who pays for the roof.

From HDB's maintenance guide and BCA's strata guide. In a rented factory or warehouse, the lease decides whether the landlord or the tenant maintains the roof.

HDB FLATS

Top floor: the Town Council repairs the roof

HDB's maintenance guide, updated 17 August 2026: for a top-floor flat the leak has typically come from the roof of the block, which is common property, and the Town Council carries out roof-related leakage repairs. The owner does not buy a roof membrane. New flats carry a five-year warranty on ceiling leaks and external seepage.

Ceiling leak: find the source
CONDOMINIUMS

Common property: the management corporation pays

BCA's Strata Management Guide 13 on water seepage, first published November 2023: the management corporation maintains the common property and rectifies any defect in it, and a roof slab leaking into the top unit is that case. The council compares quotations, so the eight lines above matter most here.

Who pays for a ceiling leak
LANDED HOUSES

Your roof, your budget

The flat roof, roof terrace, car porch and balconies are the owner's. Published whole-job figures for a landed flat roof run from S$4,000 to S$15,000, and to S$25,000 with stripping and heavy repairs. Ask for repairs, details and membrane as separate lines so that two quotations can be compared.

Frequently asked questions

How much does roof waterproofing cost in Singapore?

One Singapore waterproofing contractor's roof cost guide, updated 3 September 2026 and checked on 6 November 2026, puts basic liquid waterproofing at S$15 to S$30 per m², a higher-performance liquid membrane at S$25 to S$60, torch-on or bituminous membrane at S$30 to S$60 or more, and a full roof on a landed property at about S$4,000 to S$15,000 or more. Another contractor's October 2026 survey of rates published by Singapore contractors puts all-in prices at S$6 to S$22 per sq ft. The two sets measure different things: the per-m² figures are the membrane line on a prepared roof, the per-sq-ft figures are all-in prices for small roofs. All are market ranges, not quotations; the applicator quotes after the roof has been seen.

What is the roof waterproofing price per square foot?

All-in rates that Singapore contractors published in 2026, surveyed on 8 October 2026: S$6 to S$10 per sq ft for an acrylic roof coating, S$6 to S$12 for a cementitious system, S$8 to S$15 for a PU coating and S$10 to S$22 for torch-on membrane. By roof: a flat concrete roof S$6 to S$12, an RC rooftop with details S$7 to S$15, a metal roof S$6 to S$10 and a pitched tiled roof S$8 to S$18. Stripping a failed system first adds S$3 to S$6 per sq ft.

What is the price per square metre?

For the membrane on a prepared roof: S$15 to S$30 for basic liquid waterproofing, S$25 to S$60 for a higher-performance liquid membrane and S$30 to S$60 or more for torch-on or bituminous membrane, in one contractor's guide updated in September 2026. Homees' cost guide, updated 31 October 2026, puts a landed roof at S$30 to S$60 per m² and S$3,000 to S$6,000 typically. GetSolar's roof guide, updated August 2026, gives S$8 to S$50 per m² by system plus S$1,000 to S$3,000 of labour on a standard residential roof.

How much does it cost to waterproof a landed house roof?

Three whole-job figures are in print. Homees, October 2026: S$3,000 to S$6,000 typically, at S$30 to S$60 per m². One contractor's guide, September 2026: about S$4,000 to S$15,000 or more. A survey of contractor rates, October 2026: S$5,000 to S$25,000 for a flat roof of 800 to 1,500 sq ft, with the spread set by system choice and substrate condition more than by size. Budget S$4,000 to S$15,000, and up to S$25,000 where the old membrane must be stripped and the repairs are heavy. A car porch is a small roof and is usually priced at a minimum charge or as a small roof.

Why do the per-square-metre and per-square-foot prices look so different?

Because they measure different scopes. The S$15 to S$60 per m² in the guides is the membrane line on a prepared, open roof. The S$6 to S$22 per sq ft that contractors publish is an all-in price for a small roof: mobilisation, cleaning, primer, the detailing at every outlet and upstand, the water test and the warranty, spread over a few dozen square metres. On 100 m², which is 1,076 sq ft, S$6 to S$22 per sq ft works out to about S$6,500 to S$23,700, in line with the S$5,000 to S$25,000 whole-job range in the same survey. For a budget, whole-job figures are safer than a unit rate.

Which is cheaper, a liquid membrane or torch-on?

The published bands overlap: S$25 to S$60 per m² for a higher-performance liquid membrane and S$30 to S$60 or more for torch-on; all-in, S$8 to S$15 per sq ft for PU and S$10 to S$22 for torch-on. The roof decides, not the rate. A roof dense with details, in full sun, over an occupied building that cannot take hot works suits a liquid membrane; a large, open roof with few details that will be screeded or ballasted suits torch-on. Published working lives: 8 to 15 years for liquid PU, 20 years or more claimed for aliphatic polyurea, 10 to 25 for torch-on. As an illustration, a coating at S$20 per m² that lasts 6 years costs about S$3.30 per m² a year; a membrane at S$45 per m² that lasts 15 costs S$3.00.

How much does a roof leak repair cost?

Three 2026 guides price a localised patch or a single leak at S$150 to S$600, from about S$300 to S$500, and S$200 to S$800. PU injection for a crack or a joint in the slab is S$300 to S$1,200 per job in one contractor's June 2026 guide. A major membrane replacement runs S$2,000 to S$8,000. A local repair is honest only where the breach is local and the membrane around it is sound.

How much does metal roof waterproofing cost?

The published all-in rate for a metal roof in the October 2026 survey is S$6 to S$10 per sq ft. A factory or warehouse roof is quoted on inspection: the area, the number of laps and fasteners, the gutters and penetrations, the corrosion and the access method set the price. The industrial roof page lists, from the data sheets, what a 1,000 m² roof takes in material.

Does stripping the old membrane add to the cost?

Yes: S$3 to S$6 per sq ft in the published rates, about S$32 to S$65 per m², before the new system; a quotation that leaves it out is pricing an overlay, not a replacement. A sound, bonded and compatible membrane need not be stripped: after that assessment SealForce RC40 goes over aged bitumen, single-ply or liquid membranes with the primer matched to them. Failed, debonded or waterlogged areas are cut out and repaired first.

Who pays for roof waterproofing in an HDB flat, a condo and a landed house?

HDB: the maintenance guide, updated 17 August 2026, says that for a top-floor flat the leak has typically come from the roof of the block, which is common property, and that the Town Council carries out roof-related leakage repairs, so the owner does not buy a membrane. Condominium: BCA's Strata Management Guide 13, first published November 2023, makes the management corporation responsible for maintaining the common property and rectifying any defect in it, and a roof slab leaking into the top unit is that case. Landed house: the flat roof, roof terrace, car porch and balconies are the owner's. In a rented factory or warehouse the lease decides whether the landlord or the tenant maintains the roof.

How long does roof waterproofing take, and when should it be done?

One contractor's guide puts a standard residential roof at three to seven working days, depending on size, preparation, curing times and weather; a local repair is faster and extensive remediation longer. Repairs and details come first, then the membrane in two coats with the interval and cure times on the data sheet. The Northeast Monsoon from November to January brings Singapore's heaviest rain, so survey and book in the drier months and keep a weather window.

How long does it last, and what warranty comes with it?

Published working lives by system: cementitious 5 to 8 years, bituminous 10 to 15, liquid polyurethane or acrylic up to about 20, and PVC or EPDM sheet up to about 25, all on the condition that the roof drains. Rayson warrants its SealForce polyurea roof and deck membranes against manufacturing defects for five years from the date of supply, provided they are stored and applied to the technical data sheet; the workmanship warranty is set out separately in the quotation from the applicator.

How much Rayson material does a 100 m² roof take?

From the data sheets, on plan area: SealForce RC40 at 1 to 1.2 kg/m² in total over two layers is 100 to 120 kg, five to six sets of 21 kg. SealForce AC10 at about 0.68 kg/m² per coat is about 136 kg for two coats, seven pails of 20 kg, or about 204 kg and eleven pails for three coats with fleece. AP05 primer at 0.1 to 0.3 kg/m² is one to two pails. Upstands, laps and the developed area of a profiled sheet add to it. Pack prices are on request; the material is one line of the quotation.

Who does the work, and what does Rayson do?

An applicator in the Rayson network is the contractor: Rayson recommends the job to it, and it quotes and contracts with you directly. The applicator surveys the roof, repairs, details and applies, under the workmanship warranty in its own quotation. Rayson formulates and specifies the SealForce membranes in Singapore and publishes their technical data sheets. Where a roof is not a SealForce job, a large open roof that wants sheet for example, the applicator says so and specifies another suitable system. The roof of an HDB block is the Town Council's to repair.
