“How much is PU flooring?” has two honest answers, because in Singapore the term covers two different products. Get the class right first, then the numbers make sense.
First, which “PU flooring” do you mean?
- PU coating systems — thin polyurethane finishes applied as the wearing or UV-stable layer of a resin floor, usually over an epoxy or PU build coat. These sit at the lower end of the resin-flooring market, because the applied film is thin.
- PU-cement screeds — trowel-applied floors such as PurScreed PC70, installed at 1.5–9 mm for hot wash-down, thermal shock and chemical duty in kitchens and food plants. A different product with a different cost structure, quoted per project.
A quote that says only “PU flooring” without naming the class is not yet comparable with anything. The PU flooring system page explains how to pick the class from the duty.
Why published rates are not comparable
Publicly advertised Singapore resin-floor figures reviewed in August 2026 ranged from roughly $10 to over $150 per square metre. This is not a Rayson price range or an estimate for your project: it records how widely public listings vary when they describe different work. A figure without the following scope cannot be compared honestly:
- Thickness dominates. A PU finish coat is a film of a few tenths of a millimetre. A PU-cement screed is 1.5–9 mm of trowel-applied material. The material quantity alone differs by an order of magnitude.
- Supply-only or installed? Material supply and a fully installed system are different scopes. Confirm labour, supervision, testing and reopening.
- Is preparation inside the number? Grinding, crack repair and removal of a failed floor are frequently excluded from headline rates.
- How big is the job? Fixed mobilisation makes small areas far dearer per square metre than large ones.
So a rate without a stated thickness and preparation scope is a headline, not a price. Establish the class your floor needs first — the PU flooring system page separates coating duty from screed duty — then ask every quote to state the same four things.
Why PU-cement is quoted per project
Thickness dominates. At 1.5–3 mm self-smoothing duty a PU-cement floor already uses several times the material of a coating; heavy-duty screeds run thicker still. Then comes the detailing that makes these floors work — coved wall junctions, falls to drains, terminations at doorways and joints — which is labour-intensive and entirely site-specific. Two kitchens with the same floor area can carry very different screed prices for good reasons. That is why an honest PU-cement number starts with a site survey, not a rate card.
The five factors that move every PU flooring quote
- Substrate condition — repairs, contamination, moisture and removal of a failing coating can move the number as much as the system itself.
- Preparation scope — mechanical grinding or shot blasting is a real line item, and the one cut most often by low quotes. It is also what determines whether the floor lasts.
- Area — mobilisation and setup spread across more square metres; small areas cost more per m².
- Access window — overnight, phased or live-operation work costs more than a clear handover.
- Detailing and finish — coves, falls, line marking, texture grade and UV-stable topcoats all add real scope.
Two worked examples
A dry storeroom refresh — sound concrete, one shift of access, standard roller system: expect the lower end of the market, and be suspicious of a quote far below its neighbours, because the difference is usually missing preparation.
A cooking line in a central kitchen — hot wash-down, drains and coving, overnight access only: this is PU-cement territory, priced per project. The budget conversation should start with the shutdown window and the drainage plan, not the per-m² rate.
When cheap goes wrong
The cheapest quote usually removes what you cannot see: preparation, repairs, or the correct material class. A thin PU coating sold into a hot wash-down duty fails early — then the floor is paid for twice, plus downtime. Compare quotes on the system class, the preparation scope and the detailing before comparing the bottom line.
Getting a real number
